Urban Land Company is a new venture, founded in Columbus, Ohio, to create boutique urban infill projects in walkable neighborhoods. We are proud to offer these five unique townhouses. This site was historically occupied by a two-story wood mill operated by J. W. Bonner. Although the Mill disappeared many years ago, our townhouses built on this site are inspired by the history of the old wood mill. Each detail is designed within an elemental pallet that celebrates the simple elegance of quality craftsmanship.

The townhouse is 2,376 square feet with two stories and a finished lower level. Each townhouse includes private, fenced backyard and a two-car garage, accessed from Pearl Street.

The top floor of the townhouse is the master suite, a second bedroom suite and laundry conveniently on the same level as the closets. The main level has airy 10-foot-tall ceilings and includes the foyer, living room, dining room, kitchen, half bath and mudroom. The lower level of the townhouses is raised out of the grade and includes full egress window wells to allow for maximum daylight. Lower levels are configured with a finished rec. room, third bedroom and full bathroom.

The townhouses will be offered for sale starting in the mid to upper $400s. Each townhouse comes with a residential tax abatement, which is a significant annual savings to the new owner of the property. This means that the real-estate taxes due each year on the property are thousands of dollars less than a comparable property without a tax abatement. The abatement lasts for 15 years and the benefit passes with the property if it is sold. Ask us about the tax abatement to learn more about how this lowers the cost of ownership for this property.

 History

The 1891 Sanborn Fire Insurance map for this site shows that this location was previously occupied by a two-story planing mill operated by J. W. Bonner. The mill was located in the southwest corner of the site at 34 E Moler Street.  The business housed sawing and planning on the first floor with machinery and bench work on the second floor.  A boiler room and an engine room were located at the northwest corner of the mill along with a 30 ft brick chimney.
